Meet Julie Yuan

When Julie isn’t working, she’s making memories of her own with her wife Ginger and their cats Arthur and Niki.

“I love my cats, we travel with them whenever we can. I hate the idea of leaving them at home,” she says, adding that both of her furry friends were also born in Taiwan.

Julie also enjoys trying East Bay sushi joints, watching anime at home, and learning about the latest trends in real estate – something which she believes is incredibly important for all agents.

The Numbers Agent's Origin Story

“Airbnb was my first experience of making money with a property, and seeing the value of Bay Area real estate firsthand.”

She caught the real estate bug, deciding to get her license and pursue various investment properties across the US. It was always meant to be – her Chinese name, Ya Hsuan, literally means “beautiful house.”

When she was first dipping her toes into real estate investing, Julie noticed there were a lot of investment calculator tools online, but they weren’t free.

“I didn’t want to pay for them, so I just built my own. It was pretty easy. I like using my investment and programming background to benefit my clients, to create tools and sheets that they can use.”

Julie says she “speaks the same language” as investors, knowing the right questions to ask when they come to her.

“I always ask what they’re looking for – what kind of cap rate, cash flow, etc. Once I know what they want, I work hard to find it for them.”

Julie loves working with all types of buyers and sellers, not just investors. In fact, one of her favorite parts of the job is handing over keys to first-time homebuyers.

“It’s so exciting when someone buys a house for the first time, I get to help them build financial wealth and purchase a place where they will make so many memories.”

“If my buyer is interested in a house, I let them know that it will likely go for quite a lot above the asking price. A lot of people don’t know that, especially if they’re new to the area.”

She says her secret weapon is keeping in constant contact with listing agents, to make sure her buyers are kept front of mind.

“You have to really advocate for your clients, especially with so much competition in today’s market.”
